SOUTHLINE

Southline is the proposed development of 8 buildings on a 27 acre site west of Highway 101 in South San Francisco adjacent to the San Bruno BART station. The 1.2 million sf development will have the flexibility to support either technology or life science tenants. The high-rise buildings will sit atop a below grade parking podium.  The flexible design allows conversion to a bioscience program with 50/50 lab/office ratio in the future.

The project is seeking LEED Platinum and WELL Building Certifications.

The project delivery method is design-build. The  MEP Basis of Design is delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ will provide peer review services for the remaining design and construction administration phases.

MEYERS+ is providing mechanical, electrical, plumbing & fire protection and energy modeling services.

ENGINEERING FEATURES

The buildings have been designed to support either Life Science or Technology based tenants with high efficiency, redundant and flexible HVAC systems. Each building is served from a separate high-efficiency chilled water plant and condensing boilers each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make-up air.

Primary electrical services with 12kV switchgear and three 2500 kVA substations are provided to support the life science tenant’s equipment loads.  1500 kW standby generators provide robust standby power capacity via flexible distribution systems delivered to the tenant floors.
