PROJECT NOMAR - THE LANDING

The Landing is located on a 198,000 SF site at the intersection of Bayshore and Malcolm Road.

The project includes two lab/office buildings totaling approximately 450,000 SF.   Both of the 5 and 6-story buildings are high-rise.   A separate eight-level parking structure for approximately 934 cars is to be located adjacent to the office buildings.

The project is seeking LEED and WELL Building Certifications, and will be all-electric.

The project delivery method is design-build. The MEP Basis of Design was delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ will provide peer review services for the remaining design and construction administration phases. 

 ENGINEERING FEATURES

The Life Science Buildings are designed for energy efficiency, tenant flexibility, and reliability. The buildings are served from  separate high-efficiency chilled water plants and  all– electric, modular, air-source heat pumps each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make-up air.

The electrical services provide over 30 watts per square foot to the building with capacity for a wide array of life science research and development. A 1500kW and a 1750KW emergency generator provides standby power to the lab exhaust and make-up air fans and 8 watts per square foot to the tenant space to support all critical tenant loads for the North and South Buildings respectively.
