GENESIS MARINA

Located at Sierra Point in Brisbane, Genesis Marina is Phase 3 Real Estate Partners’ latest collaboration of highly designed and strategically engineered buildings in Northern California. Connecting the region’s scientific community, Genesis Marina comprises over 570,000 square feet of Class A laboratory and office space.

The buildings will be developed for biotech companies and programmed for both office and laboratory use. Additionally, hazardous materials storage and amenity spaces will be included.

The project is seeking LEED Gold Certification.

The project delivery method is design-bid-build. MEYERS+ is the engineer of record for the project.

ENGINEERING FEATURES

The project is designed for energy efficiency, tenant flexibility and reliability. Each tower is served from a separate high-efficiency chilled water plant and condensing boilers each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make up air.

Standby power is provided to each tower via standby bus risers proving back-up emergency power to support all critical tenant loads. Photovoltaic panels are provided at the upper roof and along the penthouse screen to provide renewable energy for the building.
