The project is located at Pier 5 in San Francisco, CA.

The project included the tenant improvement of approximately 8,500 SF at Pier 5 of ground floor, mezzanine spaces, 2nd floor spaces, and a new stair configuration. The ground floor areas included lounge areas, open seating areas, reception, open workstations, break areas with a sink and pantry, bathrooms, meeting rooms and boardrooms, and flexible office spaces.

The project delivery method was design-bid build where MEYERS+ provided mechanical, electrical, plumbing and fire protection engineering services.

ENGINEERING FEATURES

The mechanical system utilizes variable air volume (VAV), which is designed to maximize energy savings through airflow reduction strategies using CO2 monitoring and integration with the lighting occupancy sensors. The office contains numerous VAV control zones to enhance thermal comfort and control.

The lighting design contains efficient LED fixtures and a modern control system complete with occupancy and daylight monitoring for light use reduction. The water heating systems are all-electric. All MEP systems were carefully coordinated in design to preserve the existing historical structure, while ensuring the views of the waterfront were maximized for the client.
