2200 CALLE DE LUNA

The project is located at 2200 Calle de Luna in Santa Clara, California.

The proposed project consists of three 12-story, residential towers with a total of approximately 520,000 gross square feet, consisting of 580 residential units, amenity spaces and 3 floors of parking.

The project is seeking LEED Silver.

The project delivery method was design-build. The MEP Basis of Design was delivered at 50% Design Development for procurement of design-build electrical, plumbing and fire protection subcontractors, while M+ continued in the role as engineer of record for HVAC. M+ provided design-build peer review services for the remaining design and construction administration phases.

 ENGINEERING FEATURES

The ventilation system for the residential units is compartmentalized, such that each unit has its own dedicated ventilation fan with MERV 13 filtration. The kitchen and toilet exhaust are discharged horizontally, with individual fans per unit.  This allows for balanced ventilation, which is energy optimized and eliminates the over-ventilation that can occur with high rise buildings with vertical exhaust systems.
