921 HOWARD STREET

The supportive housing building for the formerly homeless is located at  915 - 921 Howard Street and consists of an 18 story, 180 foot high, high-rise residential rental building.

The program includes community spaces, community
gardens, staff offices to support the residents and ground floor retail. The structure will be Type 1 concrete frame with concrete shear walls and deep foundations.

The project will fulfill requirements for a code minimum Green Point Rating (Build it Green) of 75 points.

MEYERS+ is providing specialty consulting to optimize the envelope and HVAC design to demonstrate occupant comfort with the use of air conditioning.

The project delivery method used is design-bid-build, where MEYERS+ will be the Engineers of Record.

ENGINEERING FEATURES

MEYERS+ conducted extensive thermal comfort modeling to optimize an integrated envelope and systems design that meets the thermal comfort goals.

The residential units are provided with a ventilation system with central cooling on a per-facade basis that allows the air to be tempered without the expense of per-unit air conditioning systems.   This additional comfort was achieved within the initial base budget of a heating-only approach.
