494 FORBES

The 494 Forbes Project is a two-building life sciences campus located in the heart of the South San Francisco bioscience community. Consisting of a five-story building and a six-story building, with a 978-car parking structure that serves both, the Forbes Research Center totals 326,000 square feet.

The buildings are designed for energy efficiency, tenant flexibility and reliability; with MEP system capacity to support a wide variety of prospective laboratory tenants. The project also consists of improvements to the surrounding Forbes Boulevard campus including amenity spaces such as an outdoor meeting room, bocce courts, and a food truck plaza.

The project is being designed to meet LEED Gold certification.

The delivery method is The project delivery method is design-build. The  MEP Basis of Design is delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ will provide peer review services for the remaining design and construction administration phases.

MEYERS+ is providing MEP design criteria for mechanical, electrical, plumbing and fire protection engineering services and energy modeling.

ENGINEERING FEATURES

The project is designed for energy efficiency, tenant flexibility and reliability. Each building is served from a separate high-efficiency chilled water plant and condensing boilers each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make-up air.

The electrical services provide over 30 watts per square foot to the building with capacity for a wide array of life science research and development. A 1500kW emergency generator provides standby power to the lab exhaust and make-up air fans and 8 watts per square foot to the tenant space to support all critical tenant loads
