233 EAST GRAND - NEXUS ON GRAND

233 East Grand is located at East Grand Avenue and Roebling Road in South San Francisco. The location offers high visibility within the East Grand corridor and is adjacent to major life science users.

The 5-story building features 130,000sf of tenant area and a 3 level parking structure. The building systems are designed for a combination of bioscience labs and office space for pharmaceutical and biotechnology.

The project is seeking LEED Gold.

The project delivery method was design-build. The  MEP Basis of Design is delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ will provide peer review services for the remaining design and construction administration phases.

MEYERS+ is providing mechanical, electrical, plumbing & fire protection and energy modeling services.

ENGINEERING FEATURES

The Life Science Building is designed for energy efficiency, tenant flexibility and reliability. The building is served from a separate high-efficiency chilled water plant and condensing boilers each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make-up air.

The electrical services provide over 30 watts per square foot to the building with capacity for a wide array of life science research and development. A 1500kW emergency generator provides standby power to the lab exhaust and make-up air fans and 8 watts per square foot to the tenant space to support all critical tenant loads.
