AVIA LABS AT MILLBRAE STATION

Avia Labs is a 6-story, 315,000 GSF Class A warm-shell life-science building under construction in Millbrae, California. The all-electric development will support flexible life science with potential to accommodate approximately 50% laboratory and 50% office spaces.

The building contains tenant amenities including a grab-and-go café, outdoor terraces, a yoga studio, fitness center, secure bike storage and showers, and 4 levels of parking: 1 level below-grade and 3 above-grade.

The project is seeking LEED Gold and Fitwell certification.

The project delivery method was design-build, where MEYERS+ provided the Basis of Design and bridging documents for the procurement of mechanical and electrical design-build subcontractors and is providing peer reviews during the design and construction phases.

MEYERS+ provided Mechanical, Electrical, Plumbing & Fire Protection services.

ENGINEERING FEATURES

This project is electively pursuing an all-electric design path and will feature a rooftop PV array, and HVAC systems deploying heat recovery runaround loops to capture the heat in the lab exhaust air systems and beneficially re-use the energy to pre-heat the building.
