1450 SHERWIN

The creative life science building is a transformative adaptive re-use of the historic 1919 Sherwin Williams paint factory. It includes three floors of speculative laboratory space, and is located on Sherwin Avenue in Emeryville.  

The building includes 74,000 square feet of speculative laboratory space.

The project received LEED Gold certification and is seeking Well Building Certification

The project delivery method will be design-bid-build where MEYERS+ are the mechanical and electrical engineers of record.

MEYERS+ is providing Mechanical, Electrical, Plumbing/Fire Protection and Energy Modelling services for the project.

ENGINEERING FEATURES

MEYERS+ thoughtfully designed the conversion within the fabric of the historic construction: positioning the building for flexibility for a range of prospective laboratory tenant types.  A combined 100% lab outside air makeup and office outside air ventilation system is designed for one-pass laboratory air, and to achieve the enhanced indoor air quality LEED credit for the office spaces.  The system makes beneficial use of the limited space on the rooftop.

The electrical service and bus riser system is designed to provide sufficient capacity for future leasing flexibility to support a variety of tenant requirements, with an anticipated program of 50% laboratory and 50% office by area.  A high degree of electrical system reliability is provided to support continued lab operation on the loss of utility power.
